Fort Shelby Hotel and Conference Center Mixed-Use/ Adaptive Reuse Development Detroit, Michigan The
historic Fort Shelby Hotel is composed of a 10-story tower, originally constructed
in 1917, and a 22-story tower addition completed in 1927. The building has been
vacant since the 1970s.
Redevelopment
plans for the building indicate the inclusion of four distinct uses -
hotel, residential, conference center and commercial/retail: The
hotel/conference area including the basement will be comprised of 243,223 square
feet, while the residential area will equal 96,754 square feet.
Both
towers are composed of similar materials for their exteriors but have distinctly
different architectural character once they reach the upper levels. All the existing
windows will be replaced as part of this design. Exterior finishes will be
rehabilitated, including tuck-pointing of the masonry and terracotta evaluation
and replacement. This
project will be financed through HUD, Historic Development tax credits, Brownfield
credits and private financing. The design of the project must comply with the
required standards of each of these funding sources.
