Fort Shelby Hotel and Conference Center

The historic Fort Shelby Hotel is composed of a 10-story tower, originally constructed in 1917, and a 22-story tower addition completed in 1927. The building has been vacant since the 1970s.

Redevelopment plans for the building indicate the inclusion of four distinct uses - hotel, residential, conference center and commercial/retail:

• Floors 1-10 and portions of the basement will house a Doubletree Suites (Hilton) Hotel with 204 units total.

• The 2nd floor and portions of the basement will contain International Association of Conference Centers certified conference facilities, meeting exacting IACC standards regarding seating, refreshment service, sound and lighting, technology capabilities, climate control, business services, and many other features.

• The commercial/retail component of the project is composed of a mix of a restaurant, club, café, nightclub and health club. A commercial grade kitchen will be designed and incorporated into the premises to accommodate the cooking needs of the commercial and hotel uses.

• The 11th - 22nd floors will be used for residential rental apartments, meeting HUD standards (63 units total).

The hotel/conference area including the basement will be comprised of 243,223 square feet, while the residential area will equal 96,754 square feet.

Both towers are composed of similar materials for their exteriors but have distinctly different architectural character once they reach the upper levels. All the existing windows will be replaced as part of this design. Exterior finishes will be rehabilitated, including tuck-pointing of the masonry and terracotta evaluation and replacement.

This project will be financed through HUD, Historic Development tax credits, Brownfield credits and private financing. The design of the project must comply with the required standards of each of these funding sources.
